Heating and cooling system failures always seem to happen on the hottest or coldest days of the year, but that's obviously just how it feels. One way to keep your HVAC system running well throughout the entire year is to invest in appropriate routine maintenance.

What Is an HVAC Inspection?
An HVAC inspection is a periodic review of your air conditioning, heating and ventilation system to ensure everything looks to be in working condition. You can compare this inspection to a well check at your doctor's office — the purpose of the inspection isn't to diagnose and fix a known problem. It's to perform some preventive maintenance and catch any potential problems before they become bigger and more expensive to deal with later.
Typically, HVAC inspections are completed one to two times each year. Many people feel an ideal schedule is having the heating components inspected in the fall — before the system is strained by the coldest months of the year — and the cooling components inspected in the spring — before the hot months of summer cause all-day air conditioning use.
What Does an HVAC Check Consist Of?
Inspection methods might vary by tech or HVAC repair company. Any good HVAC inspector will give the entire unit a once-over, and this may require them to review the outside unit, the thermostat and the indoor unit. Indoor components may be located in the crawl space, attic or basement.
You do want to ensure that your HVAC inspection is comprehensive, though, as too cursory a review can leave problems unidentified. Here are some common tasks performed during an HVAC inspection:
Voltage Tests
The technician will use equipment to test power to various components of the system to help identify whether there are any shorts or other types of electrical problems.
Lubrication
As necessary, the HVAC inspector will lubricate or oil moving parts such as gears or belts.
Blockage Checks
The tech should check drain areas and piping for any potential blockages that could lead to leaks or backups.
Calibration
At the thermostat, the tech may perform calibration tests to ensure controls are working appropriately.
Blower Component Check
An HVAC inspection should include a review and test of the functionality of blower components.
Fluid Checks
The technician will check refrigerant levels and may top off fluids if necessary.
Test of Hot and Cold Air
Inspectors may ask whether hot or cold air flows throughout all vents in the home appropriately or observe this for themselves.

If you have a larger home, this inspection might cost more, as it will take a professional more time to inspect everything, and you may have a larger unit or even multiple units. Your location can also impact HVAC inspection costs.
However, there are also factors that can substantially reduce the cost of HVAC inspection prices. If you have a service agreement for your unit, your biannual HVAC system inspection might be covered under that agreement. This means you wouldn't have to pay anything more for the maintenance. In some cases, you might have a warranty or service agreement that discounts this service, and some HVAC service providers offer deals on this important maintenance as a way to get new customers to try their company.
