Cleaning up after a small pipe leak may only require removing the water and replacing a small amount of carpet or drywall. On the other hand, the total cost to repair extensive water damage can be extreme.
Based on data from Forbes, the average homeowner pays around $3,300 (CAD 4,485) to restore property after water damage. You could pay as little as $150 (CAD 204) to fix minor flood damage caused by an overflowing toilet. Meanwhile, remediating a flooded basement caused by a hurricane or other natural disaster could cost up to $100,000 (CAD 135,905).
What Are the Different Categories of Water Damage?
Every home is at risk of flood damage, whether it's from a burst pipe, damaged roof or swollen river. Class 2: Significant Water Absorption
Standing water that has saturated carpets, flooring and walls, but not reached the ceiling, insulation and subflooring. Drying Class 2 damage with dehumidifiers and air movers can cost from $1,500 to $5,000 (CAD 2,072 to CAD 6,905).
Class 3: Saturation
Extensive saturation where the water has permeated into the structure of the room or home. Class 3 saturation needs specialized drying equipment and costs between $5,000 and $15,000 (CAD 6,905 to CAD 20,715).
Class 4: Deep and Bound Moisture
Extremely severe water damage caused by prolonged high-level flooding. Prolonged submersion saturates everything, including low-permeability materials, such as bricks, hardwoods, plaster and stone. Expect extended drying times for class 4 water damage. Drying methods include targeted heat drying and the use of desiccants. Costs vary from $15,000 to $100,000 (CAD 20,715 to CAD 138,100).

Drying and Dehumidification
Once the home is clean, the contractor can start drying the remaining structure and dehumidifying the home. The cost of this work varies from $1,000 to $12,000 (CAD 1,381 to CAD 16,572), depending on the moisture levels present in the home.
Mold Remediation

According to State Farm, floods are the most common natural disaster facing homeowners in the country. You don't have to live near a river to experience catastrophic flooding. Heavy rainfall and snowmelt can overwhelm drainage systems, resulting in localized flooding.
Home Insurance
Standard home insurance generally covers accidental water damage caused by a water leak, provided there's been no negligence. Usually, this cover only extends to Category 1 and Category 2 events, and does not cover flood damage restoration caused by sewage and black water.
Flood Insurance
If you believe there's any risk, however small, of flood damage, then it's best to take out flood insurance. Insurers offer flood insurance under the Federal Emergency Management Agency's (FEMA) National Flood Insurance Program (NFIP). When buying flood insurance, check what the policy covers; many flood policies exclude certain personal property, carpets, wall coverings or temporary housing costs.
