What Are Some Signs of Roof Leaks or Roof Waterproofing Issues?
If you own your home, it's important to learn the signs of roof leaks or waterproofing problems. When you know what to look out for, you're more likely to notice small issues before they get bigger.
Musty smell: When water from a roof leak starts to accumulate in your ceiling and walls, it often creates a musty smell. You might notice the odor before you see visible signs, so it's a good idea to find the cause.
Visible water damage: Brown stains, especially on the ceiling or near the top of the wall, can point to a roof leak.
Damp attic insulation: Leaks tend to saturate the insulation in your attic, leaving it damp to the touch. You might also notice discolored spots.
Paint damage: As moisture leaks from the roof into your home, it can cause the paint to peel, bubble or discolor.
Dripping water: If you see water dripping from the ceiling, running down the wall or pooling on the floor, it almost always means that there's a leak.
New mold or mildew: Leaks in the roof can cause mold, mildew or even vegetation to grow on the outside walls of your house.
High indoor humidity: When your home is more humid than usual, it could mean that water is getting into the house through a leak in the roof.
If you have an attic, or if your house has multiple floors, it's not always easy to see these signs right away — especially if they happen in closets or utility rooms. To be safe, it's a good idea to inspect your home thoroughly once or twice per year.
Why Is My Roof Leaking?
Roof leaks can be caused by a wide variety of issues. If you see any of these problems, you might also want to look for water damage:
Roof damage: Holes or cracks in the roof, which can happen with age or storms, can lead to new leaks.
Curling or missing shingles: When your roofing is damaged due to age, blowing debris or storms, it can create a pathway for water to flow into your roof.
Rusted, loose or damaged flashing: When the flashing on your roof is compromised, it could mean that water has been getting into the house. You'll probably need to get on the roof to inspect the flashing closely.
Loose or popped nails: When nails back out of your roof, water can flow into the hole. Nail pops are normal, and can be caused by improper installation, expanding and contracting wood or high moisture levels.
Cracked vents, pipes and skylights: Cracks in these outlets can easily allow water into the roof. Inspect the housing as well as the seal; gaps in the caulk can also create roof vent leaks.
Clogged gutters: When leaves or debris block your gutters, it can cause water to pool and soak into the roof.
Chimney damage: Water can make its way into the roof via crumbling mortar or damaged bricks.
As you monitor your home, look out for these common causes. If you can spot and fix them early enough, you may be able to head off leaks before they form.

Can You Repair a Leak on Your Own or Do You Need to Call a Professional?
If you have experience with basic repairs, you might be able to fix a roof leak on your own. When the problem is caused by a cracked vent housing, for example, you can use caulk to seal the leak. An emergency roof repair — such as a skylight leak fix or a chimney flashing repair — can stop the flow of water in the short term.
In most cases, it's best to hire a professional residential roofing service. Experienced roofers have the tools and expertise to scale your roof safely, identify the cause and fix the problem quickly.
More importantly, repair professionals can determine if the leak has damaged your home. They can inspect your insulation, roof beams, walls and other structural components to make sure they're safe. That way, you're less likely to miss the signs of mold or rot that could cause bigger problems in the future.
How Much Does It Cost to Have a Roof Leak Repaired?
A small roof leak repair will usually cost between $150 and $1,000 (CAD 206 to CAD 1,374). This might cover a shingle repair or damaged flashing, but usually doesn't include water damage.
If the leak has caused some damage — to drywall or insulation, for example — you could pay up to $3,000 (CAD 4,119). Your costs might be in this range if you need a flat roof leak repair because this type of leak often affects your house faster. Big leaks that cause significant structural damage could cost up to $6,000 (CAD 8,239) or more.
That might sound like a lot, but in general, professional roof repair costs are a lot less than roof replacements. For a 1,500 square foot house, you might pay up to $10,000 (CAD 13,731) for a new roof.
Some of the factors that can affect roof leak repair costs include:
Roof size, slope and accessibility
Number of damaged shingles
Type of roofing materials
Replacement parts (vent boots, skylights, etc.)
Damage to soffits, roof deck, felt or fascia
Extent of the water damage
Structural issues
Labor hours
Urgency of the repair
Your location can also affect costs. If you live in an area with high labor costs, your roof repair will be more expensive. The same goes for areas with high demand and fewer service providers.
If you're hoping to avoid roof leaks and repairs, your best bet is to schedule annual home and roof inspections. The inspector will examine your home closely to look for signs of leaks or potential risk areas. This process usually costs up to $400 (CAD 549), but it can help you avoid more extensive damage.
